Evangelisches Siedlungswerk in Bayern
Evangelisches Siedlungswerk in Bayern GmbH (ESW) has the task of creating affordable housing in Bavaria and letting it to the right tenants. In doing so, ESW follows strict allocation guidelines: “It’s not the person who earns the most who gets the flat. Income is one aspect, but above all the flat simply has to be the right fit”, explains Tobias Stöhr, Head of Real Estate at ESW. To make sure the criteria are met while at the same time reducing the workload for staff, ESW relies on Immomio’s digital letting process.

Evangelisches Siedlungswerk in Bayern lets digitally
Affordable housing is scarce, especially in Bavaria’s major cities. That makes it all the more important for ESW not only to look at income when selecting tenants, but also at whether the flat suits the tenant: “A double-income couple won’t move into one of our family-friendly flats, so that others get a chance too. A single mother or single father, for example, would have priority here”, reports Stöhr. What used to mean extra work is now considerably simpler thanks to digital letting.
Additional qualification with the additional questions module
Immomio’s questionnaire captures the most important parameters. In addition, ESW uses the additional questions module to find out how much in need the prospective tenants actually are and what entitlement they therefore have to the advertised flat. Through the module, employees of the Protestant regional church also have the opportunity to be considered for a flat. Once the Immomio algorithm has sorted the applicants according to their suitability, seven favourites per flat are usually invited to a viewing. “The viewing and the final selection are then up to the property managers”, says Stöhr.
Consistently positive feedback
ESW’s prospective tenants greatly appreciate the digital service: “The feedback is consistently positive, and our caretakers are also pleased that they can refer casual enquiries directly to the tool”, explains Stöhr. ESW has also decided not to close the customer centre’s phone lines for prospective tenants. This allows ESW to make sure nobody is excluded from the letting process and to provide additional help with questions about the digital letting process.
More time for the core business
Simplifying the letting process saves ESW’s staff a considerable amount of time. The property managers in particular use the time freed up to focus more on the commercial management of their projects, to be on site more often and to develop and implement property strategies. That is why ESW’s internal digitalisation process is far from over: “Next, we’re tackling the digital tenancy agreement”, announces Stöhr.
