Immomio’s advanced electronic signature has been in use since 2020. The basic requirement for a legally binding signature is that the signatory is uniquely identified. Until now, this has been done using a verification code sent via an instant bank transfer.

Verification also possible via SMS
In addition to bank identification, Immomio also offers verification via SMS. This gives people who do not have a German bank account a fast identification process too. This is also an advanced electronic signature, and it is equally quick and straightforward: as soon as the contract is ready for signature, the signatory receives an email with the relevant contract document. The new tenant can then read it at their leisure and sign it. To confirm the signature, the new tenant then receives an SMS with a verification code. As soon as they have entered this code and sent the contract, the signature is deemed legally binding. As presenting an identity card is required to take out a mobile phone contract, SMS verification makes it possible to uniquely identify the signatory.
How is the signatory’s identity uniquely established?
Identifying the new tenant via their IBAN:
In partnership with SCHUFA, Immomio checks whether the account exists and
is assigned to exactly this person. The data query takes just a few seconds.
As soon as the account ownership has been confirmed, we send an instant transfer to the new tenant. This gives the tenant access to a verification code via online banking within a very short time, which they then have to enter in the signature process.
After successful entry, the digital tenancy agreement finally opens and the new tenant can sign electronically and with legal certainty. This means that the signing process for a tenancy agreement takes a few minutes instead of weeks and is also cost-effective.
Identifying the new tenant via SMS:
This verification process can also be completed within a few minutes: as soon as the contract is ready for signature, the signatory receives an email with the relevant contract document. The SMS identification procedure is available for all country codes in which a mobile phone contract can only be taken out on presentation of an identity document.
